You find a property you like.
Its yours from day 1 & you have the security of being in your home from the next 5 years.
You agree to rent the property with the view to purchasing it within a 3-5 year period.
We agree a price for purchase and assess your affordability.
You will pay a monthly rent and a top up towards your deposit for purchase.
We calculate your deposit top up on the amount you will need for a 10% deposit
to purchase the property having approximately a 90% mortgage.
If you can afford an initial deposit of 3-5% this will reduce your top up payments required.
You can purchase the property at any point within the 5 year period .
Provided that you maintain your payments, then the seller has to sell you the property by the 5 year term agreed.
You do not have to buy the property, but if you withdraw from the agreement, you will lose your top up payments.
However you would receive a refund of your original deposit, if you had paid one.
By the 5 year point you will have your 10 % deposit & spoken to our financial advisor, or one of your own choice
and now be able to purchase your home with a mortgage.
